An inventory & schedule of condition along with a comprehensive checkout report is the minimum required for a landlord who is wishing to claim from the tenants deposit. When we attend the property to carry out the inventory, it must be presented in the condition that it will be when the tenancy starts. Ideally we will visit a couple of days before the start of the tenancy and all maintenance and cleaning works must be completed before our arrival. During the visit we will include the following:

Mid-term (sometimes called mid tenancy) inspections are usually carried out every 3 to 6 months but could be more frequent if there have been complaints or maintenance work completed. The inspections will include, but not be limited to, observing:
We compile a brief written report with overview photos of every room, along with any detailed photos of any issues that may have arisen. The mid term inspection is a less formal report so please feel free to highlight areas of the property you would particularly like us to inspect.
Similarly, mid term inspections are often welcomed by tenants as it offers them the opportunity to highlight any maintenance issues with the property.
At the end of the tenancy a thorough check out report is vital. It is the landlords responsibility to provide proof of property condition at both the start and end of the tenancy. A full written report with associated photos is produced and can be used to accompany any claim the landlord wishes to make from the deposit. We deal purely in fact within the report and do not offer a personal opinion. For example: Is an item broken now but was previously described as defect free?. Is an item dirty now but previously described as clean?. All descriptions are directly compared to the condition stated on the original inventory.
